McAllen Real Estate News: Maximize your real estate equity

Whether you are buying, selling or renting, having a housing strategy in retirement is important, especially considering that real estate represents two-thirds of baby boomers' median household assets, according to a recent study by JPMorgan Asset Management.
"At the national level, buying an average-priced home in the first quarter of 2015 was the most affordable it's been in 2 years and nearly twice as affordable as it was in the 2nd quarter of 2006 -- when affordability was its worst in the past 10 years," Daren Blomquist, vice president of RealtyTrac, which analyzes housing data, said in a press release.
RealtyTrac and Clear Capital today released a report on housing affordability. Blomquist offers 4 money-making tips for boomers who are considering selling their current properties and moving to another area in retirement.
It might pay to be patient. If you can afford to wait to sell, the sales price could go higher in the next year or two, Blomquist predicts. "When we look at the average sales price in most parts of the country, we haven't exceeded the previous peak in 2005. We see more runway left in this recovery in most markets," he says.
In hot markets, sell now. In some markets, including Chicago, Los Angeles, the Washington, DC metro area, as well as New York's Brooklyn borough and Southern California's Riverside County -- and some other markets that are on fire -- housing prices have risen 5% from a year ago, but wages have gone up 10%. As a result, buyers are lining up. If you own in these markets, now could be a great time to sell, especially to move to a less expensive area.
"In places like Phoenix and Miami, the affordability in home prices is much better, so making a move now makes a lot of sense," Blomquist says.
Don't sell -- rent. Instead of selling your current home, hold onto it, even if you have to liquidate some of the equity in order to buy a retirement property to live in. "We don't see housing starts picking up much. Builders are being very cautious. So there is a limited inventory of single-family homes, and limited inventory means strong rental prices. In a lot of cases, if you owned your house for 20 years, you are going to be able to make a nice income off of that rental," Blomquist says.
Timing the market can be smart. "It is pretty apparent when we look at the data, housing markets don't just steadily rise," Blomquist says. "There is more volatility in housing than many people think. Retirees have flexibility. As a retiree, if you are looking ahead, you can take advantage of the volatility in the market."
